Investing.com -- Morgan Stanley told clients in a note on Tuesday that Tesla will need clearer evidence that its Robotaxi effort is scaling to strengthen investor conviction, following feedback from conversations after the company's second-quarter earnings. Analyst Andrew Percoco said investors remain constructive on Tesla's "Physical AI" opportunity, supported by stronger adoption of its Full Self-Driving software, but stronger conviction "will require clearer evidence that Robotaxi is scaling and more tangible Optimus proof points to support the ROI on elevated capex." The analyst added that the quarter did not materially alter his long-term thesis that Tesla is positioned to lead in Physical AI. However, weaker gross margins, higher research and development spending and extended free cash flow burn have "sharpened our (and investors') focus on measurable progress across Robotaxi and Optimus." Morgan Stanley noted that the most constructive feedback centered on FSD adoption, noting a 55% attach rate on North America deliveries, well above its prior 25% to 30% expectation. Investors are said to have viewed the Robotaxi disclosures as helpful "on the margin," but remain focused on whether Tesla can build density within existing cities while maintaining safety and improving utilization. On Optimus, the market "is still looking for evidence beyond commentary around SOP." Greater conviction in the stock, Percoco said, "will depend on evidence that the Robotaxi flywheel is working," with more vehicles on the road, higher city-level density, rising weekly unsupervised miles and improving unit economics. He called Robotaxi "the nearer-term validation point" for Tesla's broader Physical AI strategy. Photo Credit: Getty Images Texas could become home to an enormous new semiconductor hub if SpaceX and Tesla follow through on plans for a proposed site outside Houston, a project the companies say would grow into the world's largest building by footprint. What happened? According to Fox Business, SpaceX says it wants to build Terafab Texas in Grimes, Texas, as an enormous semiconductor facility. The project, which SpaceX is pursuing with Tesla, is expected to exceed 100 million square feet. The outlet noted that the facility's footprint would be well beyond the Pentagon's roughly 6.6 million square feet and China's New Century Global Center at 18.9 million square feet. The proposed complex, Terafab Texas, is planned for Grimes, Texas, and is intended to produce advanced logic and memory chips. With demand for AI hardware continuing to climb, a facility on that scale would significantly increase U.S. semiconductor output. Elon Musk, CEO of SpaceX and Tesla, wrote on X, as quoted by Fox Business: "Terafab Texas will be the largest and most valuable building on Earth by far. And it will be stunningly beautiful." SpaceX said in a press release, "This facility will house the manufacturing, packaging and testing of advanced logic and memory devices." It added that the chips are being designed for edge computing and inference, with Fox Business saying potential uses include Tesla's Optimus robots, autonomous Cybercabs, and SpaceX data centers. For the first phase, SpaceX projects a cost of about $16.8 billion and employment of more than 3,000 people. However, according to Fox Business, a filing in May set the initial investment at $55 billion and said it could eventually increase to $119 billion. Why does it matter? Fox Business reported that SpaceX believes combined demand from it and Tesla will exceed the world's available chip supply. In the company's words, "this looming gulf between supply and demand is at the core of Terafab's necessity." Semiconductor availability influences prices and production across the economy, from cars and consumer electronics to automation. A U.S. plant of this size could strengthen domestic manufacturing, reduce reliance on overseas chip makers, and add thousands of jobs in Texas. The proposal also highlights how closely AI growth is tied to the power system. AI can help utilities predict demand, improve battery storage, and better connect solar and wind energy to the grid. But AI workloads and chip fabrication also require large amounts of electricity and water, which can pressure local resources, raise costs, and introduce new security and societal risks if expansion outpaces planning. They say Terafab will make, package, and test chips at large scale for use both on Earth and in space. What's happening? The Houston Chronicle reported that recent school district property tax abatements filed in August that relate to the project show Tesla is considering a $10.1 billion facility in Fort Bend County set to be completed by 2029. The application outlines that the investment would create 1,150 construction jobs over a three-year period, the outlet reported. Tesla also said it is considering another possible site and wrote that tax incentives through Texas' Jobs, Energy, Technology and Innovation program "would help to establish the Fort Bend County site as economically competitive in relation to the other site." If it moves forward, the plant would become the second massive manufacturing proposal linked to Musk's companies in the Houston region. The Houston Chronicle reported that SpaceX and Tesla have also outlined a $16.8 billion semiconductor facility in Grimes County that is expected to create 3,000 jobs. The prospect also reflects a wider economic pattern in the region. Citing Greater Houston Partnership figures, the Houston Chronicle said advanced manufacturing supported nearly 240,000 jobs in the Houston area in 2025, representing about 7% of the workforce and nearly 17% of regional GDP. Why does it matter? The potential project in Fort Bend County could bolster U.S. solar manufacturing at a time when energy prices and supply-chain reliability remain important concerns for both families and businesses. Whether it malfunctioned or whether I knocked it off. That's something I don't know yet. Everything’s bigger in Texas: Musk’s planned $16.8 billion chip factory is five times bigger than the world’s current largest building

Elon Musk is betting that the next phase of his sprawling technology empire will require a building on a scale that has never existed before. SpaceX and Tesla are building Terafab, a 100-million-square-foot semiconductor manufacturing facility in Grimes County, Texas, more than five times the size of the world's largest building. "Terafab Texas will be the largest and most valuable building on Earth by far. And it will be stunningly beautiful," Musk wrote on X. With about 18.9 million square feet of floor space, the New Century Global Center in Chengdu, China, currently holds the record for the world's largest building. But Terafab is expected to exceed that quickly: "The first phase of the Terafab project represents a capital investment of more than $16.8 billion and will create 3,000 new jobs," Texas Gov. Greg Abbott wrote in a press release. The accompanying vision is even more ambitious than the building itself. The Terafab website describes the project as a vertically integrated chip factory that will combine logic, memory, and advanced packaging under one roof. Both SpaceX and Tesla will benefit from the facility, which is designed to produce more than 1 terawatt of compute annually. "We're now embarking on the most epic chip-building effort—combining logic, memory, and advanced packaging all under one roof," said Musk in a press release. The project seeks to "close the gap" between the chip production necessary for today and the demand for future production when humanity, according to Musk, eventually embarks on space travel. "Terafab is bringing cutting-edge manufacturing to America, creating thousands of high-paying jobs," he continued, "and enabling us to produce AI chips at scale for use on Earth and in space." Building a future—vertically Terafab is less of a conventional semiconductor factory rather than an attempt by Musk to build an enormous piece of his own technology supply chain. Both companies expect their combined demand for computing power to eventually exceed 1 terawatt. Terafab will bring chip manufacturing, packaging, and testing into one singular operation. The project aspires to launch a galactic civilization by harnessing "all of the energy on a planet," echoing Musk's sci-fi dreams. Terafab's website ties the factory to Musk's longer-term vision of AI infrastructure. According to the site, the project is intended to produce AI chips at scale, supporting a vision that includes as many as 1 million Tesla Optimus robots, 10 million tons of mass launched into orbit annually, and more than 1 terawatt of solar power. Story Continues SpaceX went public in June, raising $75 billion by selling 555.56 million shares at $135 apiece. While the company had an initial valuation of about $1.77 trillion at the time, the public markets have already forced investors to confront the costs behind Musk's ambitions. SpaceX reported a $541 million loss in its first quarterly earnings report as a public company, despite generating $7.8 billion in revenue. The $16.8 billion announced for Terafab is only the initial investment. Musk hopes to use taxpayer dollars to offset some of the costs associated with building the largest single property in the world. The project has filed eight tax incentive applications with the two local school districts, asking to freeze school maintenance and operations property taxes at roughly 48% of appraised value for 10 years per phase. Terafab is asking the state to cover the difference of the maintenance and operations (M&0) and interest and sinking (I&S) taxes using the Texas Jobs, Energy, Technology, and Innovation, or JETI, program. The company's explanation for the tax breaks centered on the cost differential between Texas and "competing jurisdictions," it wrote in the applications. Tesla (TSLA) is in the spotlight after news that the company's self-driving software may have played a part in an accident involving the head coach of the NFL's San Francisco 49ers. Head coach Kyle Shanahan was injured in an accident on July 14 when his car veered onto oncoming traffic and hit another car head-on. Shanahan was adamant that he was the one at fault, not the other driver. However, in his first press appearance since the accident on Aug. 8, he added some new details. Shanahan, a Tesla owner, said he was driving the car with Autopilot engaged when the car crossed into oncoming traffic on Alma Avenue in Palo Alto and struck a Mercedes SUV. It's unclear whether Tesla removed Autopilot due to a suspension of its dealer license in California stemming from a ruling that Tesla engaged in deceptive marketing over claims about Autopilot and FSD. The ruling was stayed for 60 days to allow Tesla time to comply, namely to change marketing practices around the software, which it did. Musk has pegged Tesla and SpaceX's future AI compute needs at over 1 terawatt annually— a figure that dwarfs current global chip output— and Terafab is meant to help close that gap. The chips from the Terafab plant will be engineered for edge computing and inference, purpose-built to power Tesla's Optimus robots and Cybercabs, alongside high-performance processors for SpaceX's space-based data centers. As Tesla and SpaceX lean further into AI-dependent products, including autonomous robots, self-driving vehicles and orbital computing, owning manufacturing capacity in-house could mean fewer bottlenecks, less reliance on external suppliers and faster execution on projects central to Musk's roadmap. To pull it off, Intel has also stepped in as a manufacturing partner, lending its process technology and high-volume production expertise to the facility. Beyond Intel, Terafab's buildout will require enormous amounts of specialized equipment— the tools that actually construct, inspect, and calibrate a fab of this size. No vendors have been named publicly yet, but a handful of companies dominate that space, and they stand to benefit as Terafab's plans unfold. 4 Top-Ranked Chip Equipment Stocks KLA helps chipmakers detect defects and measure chip quality during the manufacturing process. It's like the quality-control specialist of a semiconductor factory.
